In the course of the urban transformation process, one of the approaches our company follows — both for individual and corporate applications — involves the assessment of current values in accordance with Law No. 6306.

In these studies, the assessment of the current situation value is carried out not only for a few independent units, but for the entire building, covering all units comprehensively.

​

Secondly, the value of the approved project is determined. For this purpose, comparable market data in the area, the locations and sizes of the new apartments, and their corresponding premium adjustments are analyzed to establish the potential future value.

Finally, a distribution (allocation) analysis report is prepared. At this stage, the distribution model is first identified and then examined in detail. If any discrepancies are found within the allocation, an alternative model proposal is developed.

Each of these three stages may be reported separately or combined into a single comprehensive report. For every independent unit, the current situation assessment, approved project value determination, and distribution analysis are among the key methodologies we apply in urban transformation valuation projects.
