VALUATION
The development of the most financially efficient construction project on a property depends on many factors, including the characteristics of the property, zoning and development conditions, legal requirements, and the supply–demand balance in the surrounding area.
Project valuation studies are based on comprehensive regional analyses that define the property and identify the parameters affecting its value. Through detailed assessments and calculations, the process determines the highest and best use of the property and guides investors, developers or property owners in selecting the most appropriate option among alternative development scenarios.
The most common applications of project valuation include profitability analysis, preliminary feasibility studies, cash flow and cost projections, determination of the most suitable function, and competitive market analysis.
Conducted through a multidisciplinary team approach, these studies evaluate both existing uses and potential future development scenarios.
In this respect, project valuation is not merely a point-in-time value determination but a strategic analysis focused on future potential.
Methods frequently applied in this process include direct capitalization, annuity calculations and discounted analyses based on the time value of money.

GALATA | URBAN TRANSFORMATION
As part of the urban transformation process, one of the key services provided by our company involves the determination of the current value of properties prepared in accordance with Law No. 6306, for both individual and corporate applications.
These studies evaluate the entire building rather than individual units, determining the current value of all independent sections collectively. In the next stage, the value of the proposed project is assessed. Market comparisons, the location and size of new units, and related value differentials are analyzed to determine the projected value scenario.
Finally, a distribution analysis report is prepared. In this stage, the distribution model is established and evaluated; if inconsistencies are identified, alternative distribution models are proposed. Each of these three stages can be reported separately or presented within a single comprehensive report. The report includes, for each independent unit, the current value determination, the valuation of the proposed project, and the distribution analysis within the scope of the transformation process.
